What is an EICR?

An Electrical Installation Condition Report (EICR) is a formal inspection and test of a property's fixed electrical installation: the wiring, consumer unit, sockets, switches, light fittings and other permanent parts. It checks the installation against the current wiring regulations, BS 7671, and records anything that is dangerous, potentially dangerous or in need of improvement.

EICRs for landlords in England

Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, private landlords must have the electrical installation in their rented properties inspected and tested by a qualified and competent person at least every five years, or more often if the report says so. The regulations apply to most private tenancies, including HMOs.

Report codes explained. C1 means danger present, C2 means potentially dangerous, and FI means further investigation is required. Any of these makes the report unsatisfactory and the work must be done within 28 days, or sooner if the report specifies. C3 means improvement recommended and does not on its own make a report unsatisfactory.

If remedial work is needed, we can quote for it and carry it out, then provide the written confirmation you need to give to your tenants and, where required, the local authority.

See our landlords and letting agents page for compliance packages, our EICR reminder and tracking service, and answers to common questions.

EICRs for homeowners and buyers

An EICR is also worthwhile if you are buying an older home, planning building work, or simply want to know the condition of your electrics. It gives you a clear picture of what is safe and what should be improved.

How it works

  • We agree a time, and for rented properties we can arrange access with the tenant or agent.
  • The installation is inspected and tested circuit by circuit. Power will be off for parts of the visit.
  • You receive the report with any observations and codes, explained in plain English.
  • If anything needs putting right, we give you a quote for the remedial work.
